What “commercial cleaning” covers

In New Zealand the phrase “commercial cleaning” usually means anything that isn’t a private residence. The single biggest segment is office contracts, but the same providers typically also quote on retail premises, gyms, medical suites, hospitality back-of-house, schools, and light-industrial floors. We focus on the office contract market and refer the heavier industrial work to specialist partners.

How a commercial contract is priced

Pricing has three main inputs — square metres, rotation frequency, and finish-out complexity. A standard 250 sqm office on a five-night rotation will price differently from a 250 sqm dental practice on a five-night rotation, because the latter requires medical-grade disinfection protocols and specific waste handling.

Most providers quote a monthly fixed fee for the regular contract, plus separate line items for periodic work (carpet shampoo, hard-floor recoat, exterior windows). Ask the provider to itemise so you can compare like-for-like.

Accreditations to ask about

  • Public liability insurance. Standard NZ commercial-cleaning policy is NZ$2m minimum; ask for the certificate.
  • Employer registration & PAYE. Confirms the cleaners on site are W-2 employees, not informal subcontractors.
  • Police vetting. Required by most government and medical tenancies; ask for the vetting level held.
  • BSCNZ membership. The Building Service Contractors of New Zealand association — not mandatory, but a quick filter for established teams.
