What an NZ end-of-lease clean covers

The standard NZ commercial make-good clean is benchmarked against the property manager’s hand-back inspection. Below is the checklist most of our partner teams quote against — your make-good clause will dictate which items apply.

  • Carpets — hot-water extraction across the whole tenancy
  • Hard floors — scrub-and-recoat for vinyl, polished concrete or timber
  • Walls — scuff removal and spot-paint touch-ups (paint usually supplied by tenant)
  • Glass — partition glass, door glass, internal windows polished both sides
  • Blinds — every blind individually cleaned (dust + wipe-down)
  • Bathrooms — full descale, grout brush, fixture polish, mirror polish
  • Kitchen / breakroom — appliance deep-clean, cabinetry inside + out, fridge defrost and wipe-out
  • Ceiling vents and air-con grilles — vacuumed and wiped
  • Light switches, power points, door handles — wiped down
  • Skirting boards and door frames — full dust-and-wipe
  • Rubbish — every internal bin emptied and removed from site
  • Final walk-through with property manager (or photo evidence of completion)

Send the wording of the make-good clause from your lease (the schedule of dilapidations). It’s the single biggest variable in the quote, and good providers will price line-by-line against it.

How much does an end-of-lease office clean cost in NZ? +

Most NZ end-of-lease office cleans are project-priced rather than hourly, because the scope is fixed against your make-good clause. For a typical 250 sqm office, expect a range of NZ$1,200 - NZ$3,500 depending on carpet area, the state of paint, and whether windows are included.

Is end-of-lease the same as a make-good? +

In NZ commercial property the terms are used interchangeably. A make-good (sometimes called "reinstatement") is the contractual obligation to return the premises to the condition they were handed over in. End-of-lease cleaning is the final clean that proves you met that obligation.

Will the cleaner repaint or only clean? +

Cleaners are not painters. The standard cleaning scope includes scuff removal and spot wipe-down. If your make-good clause requires a full repaint, that goes to a commercial painter. Several of our partners can co-ordinate a painter as a sub-contract — flag it in your brief.

How far ahead should I book? +

Allow at least two weeks. Property managers usually want the final clean done in the 48-72 hours before hand-back, and good providers book out fast at month-end. If you are inside the two-week window, send the brief anyway — we can usually find weekend capacity.
