Per-sqm rates assume open-plan office finish-out. Cellular professional offices (more bathrooms, more bins, more cellular wipe-down) add 15-25%. Medical, dental, food-handling each add another 10-20% for disinfection protocols.
How to use a per-sqm number
When a provider sends a monthly fee, divide it by your floor area and compare to the table above. If you're paying NZ$3.20/sqm/month for a daily contract on an open-plan 300 sqm office, you're 30% above industry benchmark — push back for a line-item breakdown. If you're paying NZ$1.10/sqm/month, either you're getting a great deal or the scope is missing something (bathrooms? consumables? bin liners?). The per-sqm rate is a sanity check, not a quote — every office has its own scope, but the floor area drives the labour curve.
Frequently asked questions
Why don't providers publish per-sqm rates? +
Because per-sqm rates oversimplify — a 200 sqm dental clinic and a 200 sqm tech open-plan office have completely different cleaning hours. Providers prefer scope-priced proposals so they can price the actual work.
Is the rate the same per sqm regardless of office size? +
Roughly yes, with mild scale economies at the top end. A 5,000 sqm contract typically lands NZ$0.10-0.30 below a 500 sqm contract per sqm because the cleaner spends less per-sqm on per-room overhead (bathroom changeovers, bin runs).
Does the rate include consumables? +
Usually no — toilet paper, hand soap, bin liners, dish detergent are line-itemed separately or invoiced monthly at cost + 10-20%. Watch for this in proposals.
What if my office has unusual sqm-to-bathroom ratio? +
Push back on the standard rate. Several small bathrooms add labour faster than they add square metres. Ask the provider to quote bathrooms as a separate fixed-fee line item.
